Common Gate Faults We Attend
Tell us the symptom on the phone and we can usually tell you whether it is a ten-minute adjustment or a part that needs ordering.
Gate Won’t Open or Close
Dead operator, failed batteries, tripped safety device or a control board that has taken a surge. We diagnose before we replace.
Dragging, Grinding or Noisy
Worn rollers, a fouled track, stretched chain or a gate that has drifted out of alignment. Usually mechanical, usually fixable.
Keypad, Card or Remote Failure
Credentials that stopped working, a directory that no longer dials, or remotes that need reprogramming after a change of equipment.
Safety Devices Faulting
Photo eyes, edge sensors and loop detectors are the parts that stop a gate closing on a car. When they fault, the gate should not run.

What Our Renewable Maintenance Contract Includes
The point of a maintenance contract is that you stop having emergencies. Every visit is the same disciplined pass over the whole system, and you get it in writing.
- Spraying and lubing of all mechanical parts of your gate
- Cleaning circuitry of dust, insect nests, and debris
- Testing and diagnosing emergency and safety devices
- Adjusting gate hardware, including rollers, chains, and hinges
- Realigning gates to avoid dragging
- Checking and cleaning gate track to ensure smooth gate glide and reduction of noise
- Providing customers with a detailed inspection report, including recommendations of additional services that may be required

Will you repair a gate another company installed?
Yes. We repair and maintain existing automated gates and access systems whoever installed them, and we work with DoorKing, HySecurity, LiftMaster and Linear equipment.
My gate has failed and I am locked in. How fast can you come?
Call (619) 670-8100 during business hours — we respond to calls right away and return calls within 24 hours, and in some cases same-day service may be available. Outside Mon–Fri, 7:30 am – 4:00 pm, use the after-hours line at (619) 346-2316.
What does the renewable maintenance contract cover?
Spraying and lubing all mechanical parts, cleaning circuitry of dust, insect nests and debris, testing and diagnosing emergency and safety devices, adjusting hardware including rollers, chains and hinges, realigning the gate to avoid dragging, checking and cleaning the track, and a detailed inspection report with recommendations for any additional work needed.
Is a maintenance contract actually worth it?
It is what produces a reduction in expensive service calls and years of quality gate performance. A gate cycles thousands of times a year in dust and coastal air; almost every failure we attend was visible as wear months earlier.
Do you inspect and clean gates as a one-off?
Yes — gate inspections and cleaning are available on their own, not only under contract.
Do repairs qualify for the discounts?
Military members and senior citizens are eligible for a discount on our security services, and estimates are free.
